What meth remediation actually costs in Colorado

Nearly every competitor in this state answers "it depends" and sends a salesperson. Here are our actual rates, published. Run the estimator for a range in ten seconds — then your firm price is confirmed once we've reviewed your lab report and walked the property, both free.

Instant estimate

Property type
1,200 sq ft

Total conditioned area, including the basement if it was occupied. Every job carries a one-time mobilization charge for containment, negative air, PPE and manifested disposal — that's the first line in your breakdown, and it's why small units don't scale down to nothing.

Contamination level

Holding a lab report? Match your reading to the bands above. Don't have one yet? Light is smoking or use; Moderate is heavy long-term use or a small cook site; Heavy is a former lab with visible staining. Pick Moderate if you genuinely don't know — testing settles it, and we re-quote down if the lab comes back light.

    Testing & assessment

Find out where you stand — cheap

Testing is priced on sample count, not a flat fee, because that's what actually drives the cost. A bigger property needs more wipes to be covered defensibly. Every fee below is credited in full against remediation if you hire us for the cleanup.

    At-home meth test kit — $60 flat

You swab 4 areas, we lab it. A real measured result in µg/100 cm², not a colour strip — and the $60 is credited in full against remediation. Perfect for peace of mind; not for transactions, lenders or disputes, which need a certified consultant to collect. Shipping included within 50 miles of Denver; a shipping charge may apply elsewhere in Colorado.

Why the composite screen barely moves with size

A composite combines every wipe into a single lab analysis, so a larger property costs a little more collection labor and nothing more in lab fees. Individual analysis charges the lab per wipe, which is why the room-by-room screen scales hard. That is the entire price difference between the two — and it is why the composite is the right buy when you just need a yes/no before closing.

    How your price gets confirmed

Everything above is a scoping figure

Nobody can price this work accurately from a phone call, and we are not going to pretend otherwise. Two things have to happen before you get a real number.

    1. We review your lab report

Accredited-lab results tell us the actual contamination level and which areas are affected. A property reading 0.8 µg/100 cm² and one reading 40 need completely different scopes, and the difference between them is thousands of dollars in either direction.

Don't have a report yet? Our screens start at $225, priced on how many samples your property needs, and the fee is credited back in full against remediation.

    2. We walk the property in person

Square footage on a listing is not conditioned square footage. Photos don't show you the condition of the ductwork, whether the basement was occupied, what's under the carpet, or that the detached garage also needs scoping.

The walkthrough is free, anywhere in Colorado, with no obligation attached to it.

    Then the price holds

After the report and the walkthrough we issue a written, itemized price. That number is locked. If something genuinely unforeseen appears mid-job — asbestos in flooring we're pulling, structural rot, undisclosed hoarding — we stop, document it, and re-quote that portion before proceeding. You will never get a surprise line item after the fact.

Already holding a quote from someone else? Send it. We beat competitor bids daily — and we'll tell you honestly whether theirs was a fair scope or a padded one.

How our pricing compares to the Colorado market

Published industry figures put average residential methamphetamine remediation at roughly $15,000–$20,000, with a commonly cited range of $5,000 to $120,000 depending on severity. Initial testing typically runs $500–$1,500. Recent research on tiered remediation standards put the average national cost to remediate a contaminated house — including repairs — at about $44,000.

Those numbers are dominated by two things: full-service restoration franchises carrying enormous overhead, and confirmed manufacturing labs requiring structural demolition. Most Colorado properties we are called about are neither — they are use-contamination in a rental or a flip, and a typical 1,500 sq ft home at that level runs about $8,550 with us before add-ons.

We are not the cheapest number you will ever hear, and we would be lying if we pretended a former lab cleans up for pocket change. A heavy, manufacturing-level 1,500 sq ft property runs around $16,200 with us, and a large one closer to $28,800. That is real money — it is simply well under what the same scope costs elsewhere in Colorado.

Where a quote can legitimately go higher

Confirmed P2P manufacturing sites (which add lead and mercury thresholds), properties requiring structural demolition, hoarding conditions layered on top of contamination, asbestos or lead paint discovered during removal, and properties under an active county health department order with mandated third-party oversight. We flag all of these before work starts, never mid-job.
