A property is not remediated because a crew was there for four days. It is remediated when post-decontamination samples come back under 0.5 µg/100 cm² and certification is issued. Everything before that is work in progress.
This matters commercially, not just legally. Without clearance documentation you will run into: lenders declining to finance, buyers walking or demanding enormous concessions, title companies flagging the file, insurers refusing to bind coverage, and — if the property was under a county health department order — the order simply staying open.
A remediation contractor sampling their own work has an obvious conflict of interest, and sophisticated parties know it. Independent clearance testing by a separate certified consultant removes that objection entirely.
We include third-party clearance by default on every remediation, and we recommend you insist on it from any contractor you hire — including one that isn't us. If a company resists independent verification of their own work, that tells you something.

Hand this to a lender, an underwriter, a buyer's attorney or a health department and the conversation ends. Keep a copy permanently — it follows the property, and it is what converts a contaminated-history disclosure into a resolved one.
If someone else did your remediation and you need independent clearance testing, we do that as a standalone service from $550. We will sample it honestly — which means if it fails, we tell you it failed and show you where.
If it does fail, you are in a much stronger position than you were an hour earlier: you have documentation to take back to the contractor who did the work, and a specific map of what they missed.

Your price is confirmed after two things happen: we review your lab report, so we know the actual contamination level and where it is, and we walk the property in person, so we know what is really coming out and what condition the structure and HVAC are in. Only then do we issue a written, itemized price.
Once that written price is issued, it holds. If something genuinely unforeseen turns up mid-job — asbestos in flooring we are pulling, structural rot, undisclosed hoarding — we stop, document it, and re-quote that portion before proceeding. You will never get a surprise line item after the fact.
Usually not. Most Colorado homeowners policies exclude contamination from illegal drug activity, and many specifically name methamphetamine. Landlord and dwelling-fire policies sometimes include limited vandalism or malicious-mischief coverage that can apply to tenant-caused damage — it is worth filing and finding out.

Colorado regulation 6 CCR 1014-3 sets the residential methamphetamine cleanup standard at 0.5 µg per 100 cm² of surface area. Limited-exposure areas such as attics and crawlspaces are allowed up to 4 µg/100 cm², and painted-over surfaces up to 1.5 µg/100 cm². Properties where the P2P manufacturing method was used also carry lead, mercury and iodine thresholds.
