Whether you bought a house with a history you didn't know about, or something happened in your own home, this is fixable — and it should not cost you $20,000.
If you just found out your home tested positive, the internet has probably already shown you $50,000 horror stories and photos of gutted houses. Almost none of that applies to a typical use-contaminated home.
The overwhelming majority of residential contamination in Colorado is from someone smoking in the house — not manufacturing. It cleans to the state standard with decontamination, HVAC treatment, and removal of carpet and some soft materials. Most of these homes are certified clear in about ten days for somewhere between $2,450 and $8,550 depending on size and how far above standard they read.
We are a remediation company, not physicians, so the honest answer is: for health questions specific to your family, talk to your doctor or the Colorado Department of Public Health and Environment. What we can tell you factually is that methamphetamine residue is absorbed through skin contact and by inhaling disturbed dust, that children and infants have far more contact with floors and surfaces than adults do, and that Colorado's 0.5 µg/100 cm² standard was set with residential occupancy in mind.
Practically: if you have confirmed contamination above standard and small children in the home, most families choose to stay elsewhere during remediation. It's typically a few days.
You are not obligated to pay to remediate a property you don't own. Notify your landlord in writing, keep a copy, and document what you observed with dates and photos. Colorado habitability obligations are on their side of the ledger, not yours. We're happy to talk you through what testing would show and provide a written estimate you can hand to them — free, whether or not anyone ends up hiring us.
A meaningful share of our residential calls come from families dealing with a member's addiction, or from parents cleaning out a home after an overdose. We handle those jobs the same way we'd want ours handled: unmarked vehicles, no signage, no conversation with neighbors, and a crew that treats it as a job rather than a story.
Most Colorado homeowners policies exclude contamination from illegal drug activity. It's still worth filing — some landlord and dwelling-fire policies carry vandalism or malicious-mischief coverage that applies to tenant-caused damage. We provide itemized insurer-formatted documentation with every job at no extra cost, so if there's a claim to make, you can make it.
Our published rate card is on the pricing page — no "call for pricing," no estimator who needs manager approval. A typical Colorado single-family home with moderate contamination runs about $8,550 for base decontamination, plus HVAC and clearance testing. Run the estimator and you'll have a range in ten seconds — then we confirm it after the lab report and a walkthrough.
And if you've already been quoted by someone else: send it to us. We beat competitor bids daily, and we'll tell you honestly if their scope was fair. Either way, we won't hold you to a number until we've reviewed your lab report and walked the property.
Most residential meth decontamination we take runs $2,450 to $16,200 depending on square footage, contamination level and how much porous material has to come out. A typical 1,500 sq ft home with moderate use contamination lands around $8,550 for base decon; the same house as a former manufacturing site is closer to $16,200, and a large heavy property runs to roughly $28,800.
The Colorado market average for the same work is roughly $15,000–$20,000, and severe cases elsewhere have been quoted past $100,000. We are meaningfully under that — but we are not going to pretend a former lab cleans up for pocket change.
We publish real numbers on our pricing page and run an instant estimator, because the single most common complaint we hear about this industry is that nobody will tell you a price until they are standing in your living room.
A typical single-family decontamination takes 2 to 5 working days on site, plus 2–4 business days for clearance lab results. Light contamination in a small apartment can be done in a single day. Full former-lab remediation with structural removal can run 1–3 weeks.

Yes. Under Colorado law, once an owner knows a property was used to manufacture methamphetamine or is contaminated above standard, that is a material fact that must be disclosed to buyers. Failing to disclose is a well-travelled route to litigation.
The practical upside: once a property has been remediated and certified to 6 CCR 1014-3 standard, you disclose the contamination and the certification — which is a far better conversation than an unresolved rumour.
Colorado regulation 6 CCR 1014-3 sets the residential methamphetamine cleanup standard at 0.5 µg per 100 cm² of surface area. Limited-exposure areas such as attics and crawlspaces are allowed up to 4 µg/100 cm², and painted-over surfaces up to 1.5 µg/100 cm². Properties where the P2P manufacturing method was used also carry lead, mercury and iodine thresholds.
A property is not legally "clean" because it looks clean. It is clean when a certified consultant's post-decon samples come back under standard and the certification paperwork is issued.
Fentanyl is far more potent by weight, so the hazard threshold is lower, but it is generally less absorptive into building materials than methamphetamine. In practice, fentanyl decon is often less destructive — more surface treatment and contents handling, less demolition.
Colorado has not adopted a numeric residential clearance standard for fentanyl the way it has for meth, so we work to established occupational and industry guidance and document everything. We will tell you plainly what is regulated and what is best practice.
