How this actually works — stated plainly

Colorado requires a state-certified General Abatement Contractor (GAC) to perform asbestos abatement above the regulatory trigger levels. Our abatement is performed by our certified partner contractor, coordinated and project-managed by us. We are not going to imply we hold a certification we don't — but you get a single point of contact, one schedule, and the same discount philosophy applied to both trades.

Why a decon company cares about asbestos

Because the two collide constantly, and finding out mid-job is expensive.

Meth remediation means pulling carpet, subfloor, drywall and duct insulation. In any Colorado property built before roughly 1980, those are exactly the materials most likely to contain asbestos — vinyl floor tile and its black mastic, popcorn and textured ceilings, pipe wrap, duct tape at HVAC joints, window glazing. Disturbing them without testing turns a straightforward decontamination into a regulatory problem and a health hazard for everyone on site.

Colorado trigger levels — the numbers that decide everything

Under Colorado Regulation No. 8, Part B (5 CCR 1001-10), whether you need certified abatement depends on how much material is being disturbed. Most homeowners are shocked at how low the residential thresholds are:

32 square feet is a bathroom floor. A single popcorn ceiling in one bedroom clears it easily. If you are renovating a pre-1980 Colorado home and disturbing more than that, the material must be inspected by a Colorado-certified asbestos building inspector first, and abated by a certified GAC if it tests positive.

  1. Certified inspection and sampling. A Colorado-certified asbestos building inspector collects bulk samples; an accredited lab determines asbestos content by material type.
  2. Scope and permit. Above trigger levels the job requires a CDPHE permit and a notification period. We handle the filing.
  3. Containment. Sealed work area under negative pressure with HEPA filtration, decontamination unit at the entry.
  4. Wet removal. Material is kept wet throughout to suppress fibre release, bagged in labelled 6-mil poly.
  5. Manifested disposal at a permitted facility. You get the manifests.
  6. Clearance air monitoring by an independent third party before containment comes down.
  7. Documentation package — inspection report, permit, manifests, clearance results.

Why there is no asbestos estimator on this site

There is a live estimator on our pricing page — and it covers meth and fentanyl decontamination only. That is deliberate.

Meth decon scales fairly predictably with conditioned square footage and contamination level, so a slider can give you an honest range. Asbestos does not work that way. Two 200-square-foot ceilings can differ by thousands of dollars depending on whether the material is friable, how it is attached, whether it comes off intact, what the access looks like, and which permits the scope triggers. A slider would produce a number we could not stand behind, and you would rightly be annoyed when the real quote landed somewhere else.

So asbestos is quoted, not estimated. Same as everything else here, that quote comes after two gates:

  1. We review the report. For asbestos that is the certified inspector's findings and the lab results — which materials are asbestos-containing, at what percentage, in what condition, and how much of it your project actually disturbs.
  2. We walk the property in person. Access, containment routes, friability, how the material is attached, whether it can be removed intact, and what permits the scope triggers. None of that is visible in a photo.

Both gates are free and carry no obligation. Once the written itemized price is issued, it holds — and if something genuinely unforeseen turns up mid-job we stop, document it, and re-quote that portion before proceeding rather than billing you after the fact.

Don't scrape it, don't sand it, don't "just take it down yourself"

Intact asbestos-containing material sitting undisturbed is generally not the emergency. Grinding, sanding, scraping or demolishing it is what releases fibres. If you suspect asbestos, the correct move is to stop work and test — not to remove it over a weekend.

Do I need an asbestos inspection before renovating my Colorado home?

If your project disturbs more than 32 square feet of surface material or 50 linear feet of pipe insulation in a single-family home, yes — Colorado Regulation No. 8, Part B requires inspection by a state-certified asbestos building inspector first. For public and commercial buildings the thresholds are 160 square feet and 260 linear feet.

Thirty-two square feet is about one small bathroom floor, or a single bedroom's popcorn ceiling. Most homeowners assume they are well under the limit and are not.
