When methamphetamine is smoked indoors, the return air grille pulls contaminated air into the system continuously. Once that written price is issued, it holds. If something genuinely unforeseen turns up mid-job — asbestos in flooring we are pulling, structural rot, undisclosed hoarding — we stop, document it, and re-quote that portion before proceeding. You will never get a surprise line item after the fact.
Yes. Under Colorado law, once an owner knows a property was used to manufacture methamphetamine or is contaminated above standard, that is a material fact that must be disclosed to buyers. Failing to disclose is a well-travelled route to litigation.
The practical upside: once a property has been remediated and certified to 6 CCR 1014-3 standard, you disclose the contamination and the certification — which is a far better conversation than an unresolved rumour.

Colorado regulation 6 CCR 1014-3 sets the residential methamphetamine cleanup standard at 0.5 µg per 100 cm² of surface area. Limited-exposure areas such as attics and crawlspaces are allowed up to 4 µg/100 cm², and painted-over surfaces up to 1.5 µg/100 cm². Properties where the P2P manufacturing method was used also carry lead, mercury and iodine thresholds.
A property is not legally "clean" because it looks clean. It is clean when a certified consultant's post-decon samples come back under standard and the certification paperwork is issued.
