A composite screen starts at $225 and runs to about $350 on a large home. Discovering contamination after closing costs somewhere between a few thousand dollars and a lawsuit. For buyers, investors and agents this is the cheapest risk transfer available in a real estate transaction, and it takes a few business days.

Colorado does not require testing as part of a standard transaction. It is entirely on the buyer to ask. Sellers must disclose contamination they know about — but "know about" is doing a lot of work in that sentence, and plenty of sellers genuinely have no idea what a tenant did three years ago.

Composite vs. individual sampling — which to buy

Buy the composite screen (from $225) when you need a yes/no answer fast: you're under contract, the inspection period is ticking, and you're deciding whether to proceed. Every wipe goes into one lab analysis, so you learn whether the property has a problem — not precisely where. It stays cheap on big properties for exactly that reason.

Buy the room-by-room screen (from $350) when you already know or strongly suspect there's contamination and you need to scope the remediation, negotiate a price reduction with real numbers, or determine whether it's confined to one area. Each wipe is a separate lab charge, which is why this one scales with property size.

Instant-read kits from a hardware store are not a substitute. They change colour and give you nothing else — no laboratory, no measured number, no standard to compare against — and they false-positive on ordinary household chemicals. No lender, buyer, insurer or health department will accept one.

Our at-home kit ($60, Colorado only) is a different thing entirely: you collect the samples, an accredited laboratory analyzes them, and you get a real value in µg/100 cm² against Colorado's standard. It's the cheapest honest answer available. The one thing it can't do is serve as evidence in a transaction or dispute — self-collected samples have no independent chain of custody, so those still need a professional screen.

What is different about fentanyl contamination?

Fentanyl is far more potent by weight, so the hazard threshold is lower, but it is generally less absorptive into building materials than methamphetamine. In practice, fentanyl decon is often less destructive — more surface treatment and contents handling, less demolition.

Colorado has not adopted a numeric residential clearance standard for fentanyl the way it has for meth, so we work to established occupational and industry guidance and document everything. We will tell you plainly what is regulated and what is best practice.

How much does meth remediation cost in Colorado?

Most residential meth decontamination we take runs $2,450 to $16,200 depending on square footage, contamination level and how much porous material has to come out. A typical 1,500 sq ft home with moderate use contamination lands around $8,550 for base decon; the same house as a former manufacturing site is closer to $16,200, and a large heavy property runs to roughly $28,800.

Is meth contamination covered by homeowners insurance?

Usually not. Most Colorado homeowners policies exclude contamination from illegal drug activity, and many specifically name methamphetamine. Landlord and dwelling-fire policies sometimes include limited vandalism or malicious-mischief coverage that can apply to tenant-caused damage — it is worth filing and finding out.

Your price is confirmed after two things happen: we review your lab report, so we know the actual contamination level and where it is, and we walk the property in person, so we know what is really coming out and what condition the structure and HVAC are in. Only then do we issue a written, itemized price.

Once that written price is issued, it holds. If something genuinely unforeseen turns up mid-job — asbestos in flooring we are pulling, structural rot, undisclosed hoarding — we stop, document it, and re-quote that portion before proceeding. You will never get a surprise line item after the fact.
