What a contaminated unit actually costs you

Not just remediation. Lost rent for every day it's offline, maintenance staff you cannot legally send in, potential exposure claims from neighboring units, and — if you re-rent it without addressing contamination you knew about — liability that dwarfs the cleanup.

Our job is to compress the offline window and give you a defensible paper trail.

Built for multifamily

The liability piece

Once you know a unit is contaminated above standard, renting it without remediation is the exposure that ends property management companies. Colorado's disclosure framework and general habitability obligations both point the same direction, and a tenant's attorney will find the maintenance ticket where somebody wrote "smells like chemicals."

Conversely, a documented remediation with third-party clearance is close to a complete defense. You identified it, you remediated it to the state standard, you verified it independently, and you have the lab results. That file is worth having.

Train your maintenance team to stop, not clean

The most expensive mistake in multifamily is a maintenance tech deep-cleaning a suspected unit before anyone tests. It spreads residue, exposes your employee, and destroys the baseline documentation you'd want later. Policy should be: seal the unit, call for testing. We'll brief your team on the indicators at no charge.

FAQ

Common questions

How much does meth remediation cost in Colorado?

Most residential meth decontamination we take runs $2,450 to $16,200 depending on square footage, contamination level and how much porous material has to come out. A typical 1,500 sq ft home with moderate use contamination lands around $8,550 for base decon; the same house as a former manufacturing site is closer to $16,200, and a large heavy property runs to roughly $28,800.

The Colorado market average for the same work is roughly $15,000–$20,000, and severe cases elsewhere have been quoted past $100,000. We are meaningfully under that — but we are not going to pretend a former lab cleans up for pocket change.

We publish real numbers on our pricing page and run an instant estimator, because the single most common complaint we hear about this industry is that nobody will tell you a price until they are standing in your living room.

How long does remediation take?

A typical single-family decontamination takes 2 to 5 working days on site, plus 2–4 business days for clearance lab results. Light contamination in a small apartment can be done in a single day. Full former-lab remediation with structural removal can run 1–3 weeks.

What is the legal cleanup standard in Colorado?

Colorado regulation 6 CCR 1014-3 sets the residential methamphetamine cleanup standard at 0.5 µg per 100 cm² of surface area. Limited-exposure areas such as attics and crawlspaces are allowed up to 4 µg/100 cm², and painted-over surfaces up to 1.5 µg/100 cm². Properties where the P2P manufacturing method was used also carry lead, mercury and iodine thresholds.

A property is not legally "clean" because it looks clean. It is clean when a certified consultant's post-decon samples come back under standard and the certification paperwork is issued.

Do I have to disclose meth contamination when I sell in Colorado?

Yes. Under Colorado law, once an owner knows a property was used to manufacture methamphetamine or is contaminated above standard, that is a material fact that must be disclosed to buyers. Failing to disclose is a well-travelled route to litigation.

The practical upside: once a property has been remediated and certified to 6 CCR 1014-3 standard, you disclose the contamination and the certification — which is a far better conversation than an unresolved rumour.
